Real Estate Litigation
& Mediation

We can represent your interests in real estate litigation and mediation including partition actions, Seller’s failure to disclose material facts, TDS disputes, easement and boundary disputes and breach of contract.

To resolve your real estate dispute, we will work with you and the other side to achieve a settlement either informally or in mediation.

Real Estate Contracts & Leases

Commercial leases are reviewed, negotiated and drafted by our California real estate lawyers.

Residential Purchase and Sale Agreements are reviewed as well as TDS and other disclosures to advice both real property sellers and buyers.

Probate

We can file a probate of decedent’s estate to appoint you as either Executor (if it is a testate estate where there is a Will) or Administrator (if it is an intestate estate where there is no Will).

Legal fees are set by statute and are paid by the California probate estate at the end of the case upon a written order by the Judge.


Trusts

We represent trustees to properly administer a decedent’s Trust in a timely manner, giving statutory notices and distributions to the beneficiaries with a reserve for California supplemental property taxes.

In Trust litigation, we can represent you either as a successor trustee of a decedent’s estate to defend claims of the beneficiaries against you or as a beneficiary who wishes to file a petition with the court compelling the Trustee to account and distribute the Trust estate to the beneficiaries.

Estate Planning

For a reasonable flat fee, we will prepare a full estate plan for you including preparation of your Will(s), Trust and the deeds to transfer your real property into your Trust so that your estate can avoid costly statutory probate fees and court costs.

This is not a time-consuming process. Setting up a Trust that you can amend anytime you are still legally competent ensures that the people to whom you want to leave your estate will.
